From what I understand one party (presumably MJ) want to buy the stadium and rent it back to the club (who could have a different owner). But if we come out of the other side of it, all the egos will be gone, the debt will be gone and we can start focussing on the important issues. Provided a team in red-and-white step out onto the field at SMS in the second week of August, administration will have been proven the way forward. Not really a bad thing, the PLC stifled us anyways. Surely it does not affect if someone is buying SFC and St Mary's as a whole though ?? That little package would not be classed as SLH would it ? Anyway, no one on earth is going to buy the stadium and try and knock it down. There is plenty of unused land about, no one is building anyway and can you imagine the grief of trying to bulldoze SMS - the council are never, ever going to allow it. Smirking_Saint Posted 15 May, 2009 Share Posted 15 May, 2009 I don't know if they can do this or not (not really clued up on administration etc etc) but, with the news we have just had about the stadium..... is it possible that Aviva are standing firm about the mortgage on St Mary's and so are saying that they want a large amount paid up now or in the near future, if say for instance they are getting worried about our abilities to ever get out of league 1 and realistically pay back the debt ?? What if the best bid is from a company that wants to demolish the stadium and build industrial units or an office block? I don't think they'd care about the football club, that's not their business. And Fry wouldn't care, his duty is to extract maximum cash for the creditors (and himself). I think/hope it's unlikely such a situation would arise as the bid would be too low for NU to accept, particularly as it would devalue SFC, but we can't be sure. I think the bidders need to work backwards to value the stadium, they need to consider what SFC can afford to pay in rent - previously we paid £2.4m pa which included capital repayment, but suppose in Div1 we can only realistically afford £1m pa to rent it. If the stadium sold for £10m that would be a 10% yield which is damn good for commercial property... so hopefully the commerical property yield values the stadium at a higher price than it does for redevelopment but we can't be sure without full knowledge of the figures (including what NU will accept). Fry has stated that he has no more enquiries to continue with and that the Club faces collapse, which at this point is 75% likely at this moment, with only 1 of the parties left to reveal their hand.
