Saint Mikey Posted 29 November, 2012 Share Posted 29 November, 2012 I've just had a Home Buyer Report done on a house I'm buying and some damp has been reported due to possibly an insufficient damp course (only on one wall). Is there anyone local on here that can give me a quote, or anyone that knows anyone that can do it in the Southampton area? Cheers...
Jonnyboy Posted 29 November, 2012 Share Posted 29 November, 2012 Beware estate agents telling you you've got damp. I believe they get commission. I had one give me a load of quotes from a company called Insite. On going through my documentation the property had already had a damp proof course by that exact same company. scammers. Dimond Geezer Posted 29 November, 2012 Share Posted 29 November, 2012 As Jonnyboy says, be careful. From what I recall, (from about 20 years ago), the moisture content is measured by poking two small prongs into the wall & sending a charge between them, measuring the resistance. It's not particularly accurate & can be affected by numerous factors, one of which could be condensation, if this is the case, a new dpc won't stop it. An extreme example: my boss had to survey an empty house & was puzzled as to why he was getting such high readings in a particular corner of room, it turned out the cat of the previous owner wasn't particulary accurate when it came to using the litter tray, hence the high moisture reading. Saint Mikey Posted 29 November, 2012 Author Share Posted 29 November, 2012 Thanks for your replies. I don't think I have to worry about any scams, as the Surveyor (from the Mortgage co.) has flagged it up. However, the Estate Agent has recommended using Insite! Cheers for flagging this up. I will def try and get some other quotes.
sfcsfcsfc Posted 29 November, 2012 Share Posted 29 November, 2012 Does it look damp? flakeing paint, peeling wallpaper or mould. A dpc is unlikely to fail, most of the time dampness is caused by the dpc being bridged by debris and dirt in the cavity
Special K Posted 30 November, 2012 Share Posted 30 November, 2012 I've always found the check a trade website a good source for half decent local trades. Worth giving that a go.
