Jonnyboy Posted 8 October, 2012 Share Posted 8 October, 2012 Our neighbours have a roof leak in their semi. A roofing guy had a look and said "there is a joint between the two types of roof which needs pointing" (they have old slate and our side is newer). There appears to be no water coming into our side or in the loft on our side. They want us to pay half of the repairs. Anyone know if we are legally obliged to pay? Cheers. A semi by definition means two houses with one roof covering them the deeds should show who owns what. If there is a joint in the roofing which is due to you having changed the original tiles with newer and made a joint between the two types I would think you would be obliged to assist with the repairs. If the joint was there from the original house build depending on whose side of the dividing line it is decides who should pay for it. note when they do carry out the repairs if there is any damage to your side they would be obliged to carry out repairs but may feel slightly disinclined if you did not help them whilst the repairs on there side are carried out. it also depends on whether you get on with them or not if you hate the sight of each other and are neighbour's from hell tell them to get on with it themselves but if they cause any damage to your side you will sue for top dollar repairs and inconvenience of having to move into a 5 star hotel whilst they carry out the repairs to your property. Jonnyboy Posted 8 October, 2012 Author Share Posted 8 October, 2012 Thanks for the reply, will try to dig out deeds. The newer roof on our side was done a long time ago. I guess I should look for another independent quote. Anyone know a reliable roofing company who could give me a quote?
Ohio Saint Posted 8 October, 2012 Share Posted 8 October, 2012 Get lots and lots and lots of quotes and opinions before you do anything. You need a firm base on which to base your actions. More importantly, is the neighbour lady fit? Do you have naked pics of her? If you do, please share.

hutch Posted 9 October, 2012 Share Posted 9 October, 2012 You are both jointly responsible for the Party Wall. I assume the wall is getting damp, so it's in both your interests to get it sorted as quickly as possible.
Suomi Saint Posted 9 October, 2012 Share Posted 9 October, 2012 Depending on what the construction detail is, you don't point between roof tiles. Are they completely different tiles or do they abut a fire wall/parapet wall which goes through the roof?

Are they completely different tiles or do they abut a fire wall/parapet wall which goes through the roof? Exactly what i thought. If it's pointing of the parapet wall that's needed, you need a brickie and not a roofer, if it needs lead flashings, then get a leadman in.
