The property is ridiculously cheap (so we need to give it a good check over) but in preparations for wanting to move quickly, I was wondering if there was anyone here who specialises in mortgages, particularly for the self-employed. The Credit Crunch has seen most of the riskier products removed from the market, and Im afraid, because it was abused by certain brokers, the Self-Cert Mortgage is classed as one of these 'riskier' mortgages. If you can prove your income, with for example your company accounts or a letter from your accountant, it shouldnt really differ to you being employed and you have the freedom of the high street lenders. But if you are looking for a self certified mortgage, then, it will be considerably more difficult to get one and as such, more expensive. I would recommend putting down as much of a deposit as possible too as possible, over 25% would be ideal, however, its a must to put down over 10% otherwise, the rates you will get will be appauling. I am currently setting up my own brokerage, however, it is taking an eternity and as such, wont be up and running any time soon, but I still have a few people I can refer you to if you wish?
