Can anyone decipher the logic in this one please? How can the trust benefit from a property dealer buying Fratton Park by paying Chainrai for this 'charge'?

Neil:

No he's not, although has recently been to a few games, including Yeovil away.

 

He is in it for a property deal, that is what everyone other than the Trust is primarily in it for.

 

If you can tie all the land together it is worth a lot of money.

 

Incidentally, the Trust stand to receive around £2.5m from the deal so both they and Robinson benefit.

Seems even more than usually pie-in-the-sky, if they seriously think they can a) pay off chainrai, b) buy the rest of the land, c) get planning permission, d) sell off bits of land to Tesco, yet without having to move away from Fratton to play elsewhere ... and make enough profit to give the Trust £2.5 million, on top of Robinson's own cut.

 

I didn't realise Tesco's were that generous!

A point that I'm sure Portpin will be stressing to the courts when they're being asked to justify why they think their charge is worth more than the PST's offer, and more in accordance with previous legal valuations provided by administrators.

Tesco would pay for the redevelopment I think. The Trust would pay back the developers I imagine with a small amount of interest?

 

Presumably this has been dicussed on the POL message board? Have they said anything about details?

 

Is the plan to sell of land to Tesco's or get them to knock down and redevelop a stand with a supermarket in it, like the monstrosity at Bolton's old ground? Because surely if they intend to sell off a bit of land that they do notyet own, why can't Tesco's just buy it now, directly from the current owners?

Absolutely! Why would a court force a sale of land at some given value which then allows another party to turn an immediate profit?!

A Point of Order:

 

* Chinny hold a Debenture, which includes a charge over FP.

* He can't exercise his powers under that Debenture because PCFC (or whatever incarnation they now inhabit) are in Administration

* Administration ends in Feb unless there is a Court Order allowing it to continue - and presumably that would require the connivance of the unsecured creditors

* The Consortium will make Chinny an offer based on the value of FP as a football ground - £2.5 to £3m

* The Consortium intend to acquire further parcels of land to enhance the value of FP as a development opportunity

* Chinny will allow that to happen without tying them up in legal knots until February.

So the big day for the Trust is nearly upon us, their chance to thrill us with pioneering plans is here!

A year in the making, it's going to be sensational....

 

 

Things they will tell us....

It's Trust or bust.

Time is of the essence.

The property developers are only on board to help them and will barely make a penny.

The fans will have control of the club - sort of.

 

Things they will gloss over....

Loan sharks don't go away.

The court case over the ground could go on forever.

Any promotion in the next five years is a pipedream.

Where the extra £6M will come from.

The current wages are grossly overbudget.

Cup hero Kanu is still claiming an amount that could sink the whole deal on it's own.

The figures no longer stack up because Birch is spending their capital.

The fans' support has been quite poor, both at the park and in pledges.

The club has financial irregularity charges to answer.

Tesco don't give a sh1t about them.

The points penalty is a basic requirement of golden share ownership.

Crimes committed by 'the club' under previous owners were still crimes committed by 'the club.'

The chequered history of some parties involved.

In their argument the ground value changes between £2M and £10M, depending on whether the Trust is trying to buy it or sell it.

Any mention of the property developers taking the FaPPT?...

 

The fact that your average pompey fan would wet the floor if the sign instructed them to, and couldn't pose a relevant question even if it was tattooed on his sister's back, makes you think that the media line tomorrow night will be of glorious battling fan power.

A new dawn, pompey trailblazing their way to glorytown - a local club for local people.

It's what the people want to hear, so let's feed them frothy sickly spin.

 

Rather than a tale of the clueless and blindly-ambitious hopes of the property developing Trust that has come too far to admit defeat, but has little chance of surviving the financial sh!t storm that they have stepped into.

And all this will come from a propsectus that was originally promised around the time that man first crawled from the sea and attempted to develop thumbs.

 

It had better be the bestest prospectus ever, because there are a lot of questions that need answers.

Probably because Tesco would not get planning permission if they did it without pfc.

The trust won't be buying the other land, the property developer will.

 

However, If there is anyone that can explain to me, what is to stop Chanrai offering himself 4 million (5 , 6 or whatever upto his 17 million owed) for Fat Pipes Park, I would be very grateful.

B&Q Landlord (sellar) has planning consent to split their unit down from 120K to 50 + 70 Food, so Tesco will go in there as B&Q downsize - they are NOT an option for revelopment of Miland + FP. sellar also have a ransom strip over access to the Miland plots to the west of FP, which Robinson is trying to buy from that administrator. FP is not really worth very much at all either on its own or as part of a comprehensive redevelopment. Sorry PST.

Priority number 1 is purchase and we need to achieve that by February.

Imagine them playing in the Tesco Arena wearing their new redesigned blue and white striped shirts with added Tesco logo on the front.

 

You'd be able to get match tickets with your clubcard vouchers and collect points in the special Tesco kiosks at half time.

So shït or bust time has arrived. This will be interesting, I'm already confused.

 

According to Trev, the PST have signed the contract to purchase the club, but it is conditional on a Court challenge over the Park.

 

What is interesting is that he says the Trust is buying the club. He also says the Trust is buying the Park. But the Trust hasn't got any money.

 

So either something odd is afoot, or Trev is (at best) being economical with the truth.

 

I'm not suggesting in any way that this relates to Pompey, but it would be a jolly good prank to get the intellectually challenged to buy shares in a trust if they thought that the trust was going to buy the football club and the stadium with their money.

The completion of the deal doesn't require the pledges. Apparently they will be used for things like transfer budget.

Ah, so it's not a Pompey Supporter's Trust then, it's more of a Pompey and Some Other Clubs Supporters and Property Developers Trust.
