because you have to get approval from a Local Planning Authority..who a local practice may already have ties and links with and know how they operate, who to contact...persuasive talking etc etc. Plus the amount of documents you need to submit which require a demonstration of how the scheme will affect the community, roads, traffic etc etc etc....local knowledge is really quite important for a scheme of this size...in an area like this.

Regardless....don;'t even think the scheme looks that impressive! Very run of the mill and an ugly as **** building!

Why on earth would we go to get Planning done from architects based in Manchester when there are plenty of practices with local site knowledge in the area...seems bonkers to me!

Unfortunately if we look at games like....well we got unexpected 3 at sheffield and 1 today..so that's good....we won't go anywhere...we got 3 at sheffield and should be thumping this lot and the same again on Saturday. There are very few games where we should not be expecting 3 points with the set up that we have. That isn't ignorance or blind faith..that is how it should be given the infrastructure and punching power that we have in this division. Unfortunately it's not panning out that way. 3 on Saturday will goa long way to helping and hopefully start us moving up a few places. We can't afford many more bad performaces, home or away where we pick up single points where we should be expecting nothing less than 3.
