Im just adding to this for hopefully some further advice... my mortgage is £150000 and has always been payed in an interest only basis... the value of my property is now only approx £1700000 .. so I have LTV issues.

Its re mortgage time for me as well . Ive been on a 5 year fixed term with A and L at 5.09 which seemed a good deal at the time .. its now gone to the A and L SVR at 4.99 ..i was expecting ( wrongly) to go to the Santander SVY of 4.24 as they have bought A and L out during the term of my fixed rate.... so now lookng for a new deal . Ive contacted Santander and have been offered various deals but im sure there are far better out there ... a problem i have is that because the the crash there isnt hardly any equity in the house that i have so may be stuck with what i have ...any advice would be welcome

Stevie is a match winner ..no question IMHO .. maybe considered a luxury until he is primed in with NA s team job ethos... but would Barca leave Messi out if fully fit?? .. he maybe needs the team built around what he can give ..in the mean time he needs to work his way in under NA s successful formula .. also a question mark whether Adam and Stevie should start in the same game given their forward thinking individual games.. tho I cant think of a better couple of players in this division to be on the pitch if we are chasing a goal .

To be fair to turkish tho although it would be unlikely that Jonno would /could be used in defence it has been proven time and again that by moving positions some players either improve on or prolong their careers. I managed a team at the old Hampshire league level and converted a reserve team centre forward into one of the best right backs in the top division ... we won the league with him playing right back... a position he initially never thought in a million years that he could play successfully .

BTW we have scored 19 so far in 7 games by my reckoning

On another thread some time ago someone (I forget who) mocked my prediction of us scoring 98 goals in all competitions this season. Just for fun what are everyone elses thoughts ?

hmmmm well the game i watched saw Saints absolutely boss the WBA midfield for almost the entire 1st half thanks mainly to Chaplow and Hammond who both kept us ticking over very nicely thank you very much ... I admit that Cork and Schneiderlin both produced some lovely vision and cute touches when they came on tho... as ive said before elsewhere our Nigel has a lovely problem of who to select when all are fighting fit.. and some great reassurance of quality in depth when they are not.

Bart - messed up big time with a routine catch.. and he knew it 5 Frazer- solid performance.. liked him a lot 8 Jose- his normal assured performance 8 Seaborne- his best game for Saints so far 8 Danny H - a confident display...defending and going forward 8 Oxo- Got clattered a couple of times- looked v sharp however will need to release the ball a little earlier at this higher level. 7 Skipper- terrific leadership ....kept the side ticking over and full of running 8 Chappers - non stop effort in breaking up WBA play 8 Adam - Glimpses of brilliance early in the game ..marked tightly and quite anonimous in the 2nd half 7 Conners- 90 mins !! ... very intelligent footballer 8 Guly - The crafty Brazilian alongside Conners didnt quite work ,,,not a natural target man. 7 Stevie- Absolulute class ...fabulous signing 9 Morgan- Oozed quality .. stretched play well 9 Jack- quality header for his goal ..showed some lovely touches 9 Butters- Linked well with Stevie straight away.. pinpoint cross for Rickies goal 8 Rickie - Did not look at the races at all when he came on..fluffed his lines a couple of times when much better was expected...then scored! 7 In Summary : We played very well throughout the game and but for basic lapses in concentration from Bart and Aaron we could have won the game against a well organised WBA side. Our midfield appeared to be much better than theirs and we controlled large parts of the game however it was the final third that we seemed to lack a cutting edge. Despite all our possesion we didnt create clear chances or have too many shots on goal that troubled their keeper although it must be said that both our goals were well taken ( albeit from long crosses). Stevie was superb when he came on ( did anyone notice that he punched the air with delight when he came onto the pitch to replace Oxo?) ...while all those that played a part in our midfield domination should recieves special plaudits... Nigel certainly has some tough decisions to make in that department. FWIW I think we still need a big, strong and quick target man and a central defender.. tho if Seaborne plays consistently as well as he did last night then we will be ok .. AND he will get better with a run in the side im sure . Aarron - Looked shaky ...needs games desperately on loan.. will definately improve 6 Super Kelv- no chance with the goal he let in... assured 7

Local team ...end of . I openly question anyone whose roots are local why they support the likes of Man U , Chelsea, Arsenal etc and the answers i get are sometimes quite staggering...you should try it... its fun watching them squirm when i dont let let off the " glory" hook so easily .

The striker we are short of and need is a big target man to compete with Rickie.. we have plenty of other slightly different types of striker( Jonno , Barny, DC and Guly ) who all offer their own idividual strengths and are well capable of ripping most defences apart at Championship level but no one to press Rickie for his place.

Excellent call .. id go with this ..and as long as we keep the rest of the squad together we could be right up there challenging.. IMO we also need a target man to challenge Rickie for his place .
